La caiguda dels mercats es generalitza i la inseguretat es propaga entre els inversors.<\/p>\n\n\n\n<p>Prova d&#8217;aix\u00f2 \u00e9s que el covid-19 est\u00e0 provocant les pitjors xifres de les \u00faltimes d\u00e8cades a les borses de tot el m\u00f3n. L&#8217;alarma col\u00b7lectiva s&#8217;expandeix vertiginosament i torna a sorgir, com ja va passar en anteriors crisi, la necessitat d&#8217;acudir als valors refugi o valors defensius, aquells que en moments d&#8217;incertesa tenen una alta probabilitat de mantenir els seus beneficis i fins i tot augmentar-los.<\/p>\n\n\n\n<p>Hist\u00f2ricament, el valor refugi per excel\u00b7l\u00e8ncia \u00e9s l&#8217;or, havent estat usat en anteriors crisis com una forma de preservar capital i fins i tot d&#8217;obtenir beneficis. Tamb\u00e9 ho s\u00f3n els valors d&#8217;empreses que pertanyen a el sector de l&#8217;alimentaci\u00f3 doncs, sigui quina sigui la situaci\u00f3 econ\u00f2mica, sempre s\u00f3n necess\u00e0ries. Les caigudes en aquests sectors solen ser moderades i fins i tot en molts escenaris econ\u00f2mics adversos dels beneficis han seguit augmentant.<\/p>\n\n\n\n<p>En aquest escenari d&#8217;agitaci\u00f3 i fins i tot p\u00e0nic, molts tenen la vista posada en el sector immobiliari i en el seu futur. Encara tenim molt recent l&#8217;\u00faltima crisi econ\u00f2mica en qu\u00e8 la bombolla credit\u00edcia i immobili\u00e0ria va arrossegar a milers de persones a situacions l\u00edmit i abocar a la desaparici\u00f3 de moltes empreses. Avui, el punt de partida \u00e9s molt diferent ja que l&#8217;origen no es troba en bombolles o sobreendeudamientos, sin\u00f3 en una epid\u00e8mia (ja pand\u00e8mia), els efectes poden ser devastadors per a l&#8217;economia si ens deixem portar per la por i el desconeixement.<\/p>\n\n\n\n<p>No \u00e9s d&#8217;estranyar que en circumst\u00e0ncies com aquestes, en qu\u00e8 la tend\u00e8ncia normal seria la de postergar qualsevol decisi\u00f3 de compra immobili\u00e0ria, molts experts vegin aquest mercat com una oportunitat d&#8217;inversi\u00f3 i en un valor refugi per als inversors a Espanya.<\/p>\n\n\n\n<p>De fet, molts professionals coincideixen que aquesta ser\u00e0 una etapa conjuntural i que l&#8217;activitat inversora tornar\u00e0 als volums habituals en el tercer trimestre d&#8217;aquest any. Algunes fonts ja parlen d&#8217;una recuperaci\u00f3 en el &#8216;real estate&#8217; en forma de V, altres vaticinen un efecte rebot en la inversi\u00f3 internacional un cop superada la crisi. I hi ha un cert consens en qu\u00e8 \u00e9s previsible que s&#8217;inverteixi m\u00e9s en valors tangibles com l&#8217;immobiliari tenint en compte la gran volatilitat dels mercats i uns tipus d&#8217;inter\u00e8s en m\u00ednims hist\u00f2rics.<\/p>\n\n\n\n<p>En aquest context tenen cada vegada m\u00e9s rellev\u00e0ncia les plataformes de finan\u00e7ament participativa (PFPs) i, m\u00e9s en concret, a les anomenades plataformes de &#8216;crowdfunding&#8217; immobiliari. Aquestes iniciatives permeten que, per primera vegada en la hist\u00f2ria, petits i mitjans estalviadors puguin invertir en grans projectes immobiliaris que fins fa poc estaven fora del seu abast per l&#8217;alt volum d&#8217;inversi\u00f3 requerit. Al seu torn, permeten que aquests inversors puguin diversificar el seu capital en diferents projectes, reduint d&#8217;aquesta manera el risc de la seva cartera d&#8217;inversi\u00f3.<\/p>\n\n\n\n<p>Aquestes plataformes que, com en el cas de Urbanitae, han de desenvolupar la seva activitat amb l&#8217;autoritzaci\u00f3 i supervisi\u00f3 de la CNMV, agrupen multitud de petits i mitjans inversors perqu\u00e8, entre tots, tinguin el suficient m\u00fascul financer per poder participar en projectes immobiliaris que normalment estan reservats per a un cercle d&#8217;inversors professionals o institucionals. Al seu torn, el petit inversor es beneficia de poder accedir a projectes que han estat analitzats i aprovats per un equip professional d&#8217;analistes i experts immobiliaris.<\/p>\n\n\n\n<p>Aquesta &#8220;democratitzaci\u00f3&#8221; de la inversi\u00f3 es veu impulsada tamb\u00e9 pel fet que les plataformes es recolzin en la tecnologia perqu\u00e8 tot el proc\u00e9s d&#8217;inversi\u00f3 sigui senzill i accessible. El sistema d&#8217;inversi\u00f3 sol ser 100% en l\u00ednia, sense paperassa, ni visites, ni tr\u00e0mits burocr\u00e0tics i tot el proc\u00e9s de compra i gesti\u00f3 de cada un dels projectes es delega en un promotor professional sota la supervisi\u00f3 de la PFP.<\/p>\n\n\n\n<p>El creixement de l&#8217; &#8216;crowdfunding&#8217; immobiliari \u00e9s imparable i les perspectives d&#8217;enlairament d&#8217;aquest nou model s\u00f3n molt optimistes. Es preveu que aquest mercat mogui en 2025 entre 90.000 milions i 100.000 milions de d\u00f2lars a nivell mundial.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p><\/p>\n\n\n\n<p>En el context actual de caigudes generalitzades dels mercats financers, el valor de la inversi\u00f3 immobili\u00e0ria com actiu descorrelacionado de les fluctuacions a curt i mig termini de l&#8217;mercat financer guanya rellev\u00e0ncia.
